Our Remodeling Process

Step 1: Let’s Talk

This phase is about getting to know each other and determining if we’re a good fit. Since you’re here, that journey has already begun. We’ll dive into your vision to ensure we fully understand it. We’ll discuss your budget and how it aligns with your goals, explore potential options, and outline the project timeline. You’ll also learn what you can expect from us and your role in the project. We’ll be honest about the process—highlighting both the enjoyable moments and potential challenges.

Step 2: Range of Cost Estimate

Once we’ve identified the project’s scope and requirements, we’ll provide a “Range of Cost” estimate. Using historical data and current material costs, we’ll offer a realistic range for the project cost. Keep in mind, no contractor can provide a precise estimate without detailed design work, architectural plans, and fixture selections. Our thorough process ensures accurate pricing with minimal change orders.

Step 3: Professional Services Agreement (PSA)

Before entering into a Construction Agreement, we’ll begin pre-construction processes, which require fees covered under a Professional Services Agreement (PSA). The PSA includes creating a detailed estimate, design services, and, if needed, demolition or discovery work. The result of the PSA process will be a quality project at a fixed not to exceed project price. The PSA does not obligate you to proceed with us, and you retain ownership of the design work.

Step 4: Project Development

With the PSA work completed, we’ll meet to review the project details. You’ll have time to ask questions and gain confidence in the plan. We’ll go over the scope of work, payment schedules, timelines, logistics, and communication protocols.

Step 5: The Construction Agreement

With all the details finalized, we’ll provide a Construction Agreement for mutual signatures. This agreement includes the guaranteed project fixed price, approved designs, and production plans. We’ll thoroughly explain every aspect of the agreement.

Step 6: Project Management

During construction, we’ll handle every detail—from ordering materials to scheduling and overseeing work. We’ll keep you updated regularly on progress and address any issues promptly.

Step 7: In-Process Changes

Despite thorough planning, you may want changes during the project. We’re happy to accommodate your requests. Our agreement outlines how any additional costs for changes will be managed.

Step 8: Project Completion

At this stage, we’ll meticulously inspect the work to ensure the highest craftsmanship standards. We’ll conduct a final walkthrough with you to address any questions and ensure your satisfaction. After a thorough cleanup, we’ll provide a “punch list” for any minor touch-ups.
