Why shouldn’t I get three other bids?

The concept of competitive bidding often comes from commercial or government projects, where the lowest price wins. In these cases, contractors may bid at cost—or even lower—to secure the project, only to issue numerous change orders and cost overruns to turn a profit later.

I don’t work with competitive bids because it’s like asking three strangers to buy groceries for you. Do you prefer steak and lobster, or is instant ramen more your style? The prices and quality will vary greatly. To provide you with everything you want for your project, I need to walk through the process with you and ensure it’s tailored to your specific needs.

Why should I sign and pay for a PSA?

A PSA (Pre-Construction Services Agreement) is a detailed agreement between us that outlines the project’s scope. It includes hard bids from subcontractors, specific material selections (not just allowances), and a realistic project timeline. This document ensures the project runs as smoothly as possible when we begin construction.

Is the PSA mine to keep?

Yes! Once we’ve completed the process, the PSA is yours to keep as you’ve paid for it.

Is the cost of the PSA included in the final contract price?

No, the PSA is a separate agreement we develop before moving into the contract phase of your project. Its cost is not included in the final contract price.

How will the project be finalized?

We follow a three-step process to ensure everything is completed to your satisfaction:

  1. Final Walkthrough: Once production wraps up, we’ll walk through the project with you to identify any items that need attention.
  2. Three-Month Follow-Up: At the three-month mark, we’ll send you a checklist to document anything we may have missed during the initial walkthrough.
  3. Eleven-Month Follow-Up: Just before the one-year manufacturer warranty expires, we’ll conduct another review to address any remaining concerns.
How does your payment schedule work? Can I pay online? Do you offer financing?

We typically send progress invoices every two weeks or once a month, depending on the project. Convenient online payment options are available directly on the invoice, including ACH, credit card, Apple Pay, and Google Pay.

Can you provide drawings, engineering, and all necessary documents for a permit?

Yes! Navigating the local building department can be overwhelming, but we offer full Design & Build services. If your project requires a permit, we will provide all necessary architectural drawings, structural engineering, Title 24 energy documents, and HERS verification services to obtain your building permit.

Can you help me get a permit for my project?

Absolutely! We handle the entire permit process to ensure your project complies with all local building codes and requirements.

How will I know the construction schedule?

We use advanced construction management software to track and schedule your project. You’ll have access to an online Client Portal, where you can view the construction schedule, contract documents, change orders, invoices, payments, progress photos, videos, and more.

What if I want to make changes during construction?

Our process is designed to minimize change orders by detailing the project scope and selections upfront. However, we understand that adjustments may be needed—what we like to call “while you’re here, can you…?”

We’re happy to accommodate additional work and will provide written adjustments to the budget and schedule before starting any changes.

How can I ensure a spot in your schedule?

The first step is signing a Professional Services Agreement, which secures your spot on our schedule while we finalize your fixed-price contract.

I’m unsure about selecting fixtures, appliances, and finishes. Can you help?

Yes! Through our Professional Services Agreement, we’ll assist with design, detailing, and shopping for all finishes, fixtures, and appliances. We help value-engineer selections to stay within budget and often shop together at showrooms or online.
